SCOPE OF SERVICES

  1. Complete the Ownerships Objectives - We will sell or lease the property at the highest market price possible, in the least amount of time, with minimal amount of time spent by you, the owner.

  2. Conduct Tenant Search - Upland will conduct extensive tenant / buyer searches. These searches will be accomplished through advertising, direct-mailing, broadcast emails, door-to-door and telephone canvassing, and networking though specific broker awareness campaigns. We will leave no stone unturned when it comes to a marketing effort on your behalf.
  3. Prepare and Deliver Property Brochure - Upland will prepare and direct-mail detailed marketing pieces highlighting your property. All mailings will be sent to a qualified list of prospects as well as active commercial brokers. Prospects will be identified through SIC Codes, geographical area, and number of employees. We will also target businesses that require similar space and size attributes that can capitalize on the buildings location and area amenities.

  4. Web Based Marketing - Upland will prepare broadcast emails, (both text and visually interesting html versions are sent to assure conformity with all computer users systems) which will be sent bi-monthly to the Minnesota Commercial Association of Realtors, (MNCAR: www.mncar.org) highlighting the property. These emails will reach most, if not all of the brokers who are representing potential tenants / buyers.

    The property will be posted on twelve (12) well-known commercial real estate Web Sites to ensure maximum exposure:

    In addition to the aforementioned Web Sites, The property will be featured on Upland s Web Site, www.uplandbrokerage.com. All visitors will be able to download information in a timely, user-friendly manner. This link on our Web Site will allow immediate information without the lag time of traditional postal mail or faxes. The property uplink will offer building information, floor/site plans, photographs, demographics, community information, area maps and a full marketing package for the property that can be easily downloaded and printed.
  5. Tours -Upland will schedule and accompany potential tenants on physical tours and/or inspections of the property. The tour will emphasize the building and the area amenities.

    Each tour will be specifically tailored to the known requirements of the potential tenant.

  6. Create Proposal(s) and or Letter of Intent - Upland will prepare and deliver Lease Proposals or Letters of Intent (LOIs) for potential tenants.

  7. Financial Evaluation of Proposal - Based upon your financial and deal guidelines, Upland will do a complete analysis of the each proposal. After the evaluation, Upland will make specific recommendations regarding the transaction (after receipt of a bona-fide offer to lease).

  8. Provide Continuing Support - Upland will provide continuing support, through all transactions. Although we are not one of the biggest shops in the business, we have an excellent reputation and know the market well. We offer select service to only a few clients and we will be available to help you through this process.
